Guide · Tenants & landlords
Can tenants get commercial solar through a PPA?
Often, yes. A business that leases its building can usually host solar if the landlord consents and the lease (or a separate agreement) covers the PPA term. The key questions are lease length, roof rights and what happens if the tenant leaves.
Landlord consent
The landlord must agree to the installation, roof access and any lease variation. Funders will normally require this in writing.
Lease length
Funders prefer remaining lease terms that cover most of the PPA term, or an arrangement where the agreement passes to the next occupier or the landlord.
Landlord-led PPAs
Some landlords host solar across their buildings and sell the power to tenants, which can add value to the property and help with EPC ratings.
Who pays
Under a PPA, neither landlord nor tenant pays upfront. The occupier buying the electricity pays the agreed rate per kWh.
Roof condition
The roof should have enough remaining life for the term. Roof repairs are normally agreed before installation.
